Comprehensive Preventative Maintenance Program (PMP)

Silva Management develops and implements a comprehensive Preventative Maintenance Program for each property under our management. We think quickly and anticipate problems before they arise. We know that annual costs to tenants and owners can be held to a minimum through proactive maintenance and carefully selecting reputable subcontractors.

For all properties, we:
• Negotiate contracts and oversee key subcontractors selected to implement the plan
• Perform weekly, monthly, quarterly, bi-annual, and annual inspections
Our select subcontractors provide regular maintenance (mechanical, electrical, fire system, and plumbing), monitoring and testing, energy management, and all other functional aspects to keep buildings operating efficiently.
Regular preventative maintenance prolongs the life of the building systems and reduces the frequency and severity of expensive emergency repairs. Preventative maintenance also provides data to plan for long term repairs and capital improvement projects.

Immediate Response Service (24/7 Support)

The Preventative Maintenance Program keeps emergencies to a minimum. However, occasions arise requiring an immediate response. Silva Management provides 24/7 support to managed facilities.

By establishing a strong working relationship with specific subcontractors, Silva Management has secured priority response with high quality, reliable subcontractors that meet our standards at pre-determined fees. This allows Silva Management to maintain high quality service and minimize unexpected costs.

Tenant Improvement Projects

Silva Management has experience with many tenant improvement projects. Our experience ranges from mechanical system upgrades to substantial repairs of poorly maintained buildings. For example, we managed the successful conversion of two downtown buildings from steam to an alternative energy system.

For large projects, Silva Management prepares Request for Proposals (RFP) and obtains several cost estimates per project. Carefully selected for both quality and cost, we coordinate and manage subcontractors to optimize what is best for the building, tenants, and owners. We will conform to any owner bidding procedures requested.
